As part of our commitment to Quality in Tourism, we now produce this Access Statement which provides detailed information about Pebble Cottage. We trust this will assist you in making an informed choice about your holiday.  The access statement is available at our website and a copy can be made available on request.

Access Statement for Pebble Cottage

Introduction

Pebble Cottage is a brick built, two storey, detached property set in its own enclosed garden on the Elmer Sands private estate.

Pre-Arrival

Our website, www.pebble-cottage.co.uk provides a description of the property;  facilities available; and photographs of a number of rooms, including all reception rooms.

Bookings/enquiries can be made directly on the website or by email, telephone, or letter.

All guests are provided with written directions to Pebble Cottage and a copy of our current terms and conditions when a booking is confirmed.

Arrival/ Car Parking

Pebble Cottage has easy access from the road.  There is ample parking space for 2 (possible 3 small) cars on paved areas within the enclosed front garden. The Elmer Sands estate enforces a strict parking regime and cars must be kept in the drive and off the road.

You will be provided with a code to access the key box at the property.

We can arrange for food to be available on arrival or receive and unpack a Tesco shop prior to your access time. This and any special celebration requirements, further arrangements can be made on request.

Wheel Chair Access

Access around the property is not possible within a wheelchair due to the tight corners and restricted clearance in the kitchen which is a through-fair to the whole ground floor.

Main Entrance and Sun Room

Access to Pebble Cottage is from the front drive and into the Sun Room with just a 1″ door step.  At the door is a light switch for the Sun Room.

The Sun Room with a wooden laminated floor has a toilet and cold water basin, access to the rear garden with a 1″ door step and access to the main stairway and kitchen via 3 steps. No fixed heating exists in the room and the room can vary in temperature, a fan is provided along with a portable oil heater.

Ground Floor: Kitchen

The kitchen leads off the breakfast and sun rooms and is a light and airy room with a window overlooking the rear garden and a tiled floor.

The equipment includes fridge, 4 burner gas hob, extractor unit, electric fan oven and  ample storage and cooking equipment. The kitchen also has a fire blanket and cleaning materials and torch under the kitchen sink.

An under stairs cupboard outside the kitchen houses the vacuum cleaner, cleaning items, high chair and electric consumer unit.

High quality tableware, cookware and cutlery can be found in an extensive range of eyelevel cupboards, base cupboards and drawers. Some less used items can be found in the dresser in the Breakfast Room.

The kitchen is lit by a set of 3 overhead spots.

Ground Floor: Utility Room

The utility room is a small room with wooden floor housing iron, ironing board, washing machine, freezer, microwave, laundry basket and small work surface.

Ground Floor: Breakfast Room

The Breakfast room (approx. 3m * 3m) has exposed timber floor and is at the heart of the house with access to the kitchen, conservatory, utility room, lounge and bathroom. The room has a single overhead light, wall radiator and a pine dresser that houses tableware and less used utensils.

Ground Floor: Conservatory

The three sided conservatory (approx. 2.8m * 2,75m) is accessed from the breakfast room or from the rear garden via. french doors and two steps. The conservatory has seating for 4 people with wall lights and an overhead fan/light combination.

No heating.

Ground Floor: Bathroom

The ground floor bathroom has a tiled floor, radiator, toilet, bath, wash basin and large full length mirror on the back of the door.

Spot lights in the roof provide good lighting and a frosted window and extractor fan make this an airy room.

Note. The bathroom does not have a shower but the bath taps include a shower head that can be used whilst sitting (not standing) within the bath.

Ground Floor: Lounge

Large light lounge (approx. 6m * 3.5m) incorporating fireplace, Freeview TV, DVD, Video player and games. The seating comprises a sofa and two arm chairs.

Lighting includes a dimmer switch controlled overhead light, wall spot lights and selection of table top lamps.

The room has a large radiator and the fireplace is available for guests but has an antique surround and only wood should be burned.

The patio doors to the front of the property are not available for guests to use and no key is provided.

Ground Floor: Bedroom

This ground floor bedroom  (approx. 3.5m * 2.25m) is accessed from the lounge with two single beds, dressing table and wardrobe. The floor is laminated wood with a small 2″ step down to the dressing table and wardrobe.

Single wall radiator and lighting is a single overhead light and two bed lamps.

Floor 1 : Bedroom

This large bedroom (approx. 4.5m * 3.7m) incorporating open eaves, one double bed and build in wardrobes. A single overhead light is controlled from a doorway light switch and bedside lamps exists on either side of the bed.

The floor is a stained wooden floor with bedside rugs.

Floor 1 : Bedroom

This small bedroom (approx. 3.7m * 2.5m) with one bunk bed and a single bed and build in cupboards.

A single overhead light is controlled from a doorway light switch and bedside lamps exists.

The floor is stained wooden floor.

The room has a single wall radiator that is right next to the single bed.

Floor 1: Top of Stairs

The top of the stairs has a light switch, airing cupboard and smoke alarm with built in light. The airing cupboard has the heating controls allowing the heating and water to be turned on/off.

Outside Facilities

The enclosed rear garden is a private space with a combination of hard patio (slabs) area with table and seating, grass and pebble area.

Private Estate

Pebble Cottage is on the Elmer Sands private estate. The roads are wide and no through routes exists as the estate is at the end of the Middleton-on-Sea road.

Regular bus services exists from the estate gates and a walk along the beach or road takes you to a local shop and public houses.

Beach Access

The beach is a short walk from the house. The walk to the beach is flat but then a ramp leads you to the coast path.  The beach is a combination of pebbles at the high tide mark and then flat compressed sand. Access from the coast path to the beach is down some wooden steps and then down and across pebbles to the flat sand.

The beach is a shallow slope and some areas can have either sand or stones under foot.

At high tide only pebble exists and as the tide goes out more and more sand exists. At low tide the beach is very large and goes out past the rock island sea defenses.

Additional Information

Heating: Gas powered condensing boiler heating is provided through radiators in all but the Sun Room and Conservatory. Stand alone oil and fan heater are provided to heat these rooms.

Travel Cot and Wooden High Chair provided.

No Pets.

No Smoking.

Linen: All linen and towels are provided with the exception of beach towels and travel cot bedding.

Smoke alarms throughout the house.

Mobile Phones: Mobile phone signals are very bad on the private estate and to get a signal you have to try different areas of the house or walk out onto the front road.

Opening Times:

Open all year.  Week rents, Start: Saturday 3pm, End Saturday 10am.
Winter breaks, 3 or 4 nights from Friday, subject to availability.
